    Who Is Romeo Kapudija and Why Does His Name Matter in Real Estate?

    If you follow the Chicago-area real estate scene, you have likely come across the name Romeo Kapudija. He is the kind of developer who does not just put up buildings — he rethinks what buildings can be. And he brings a background to the table that you rarely find in real estate: a professional race car driving career from the early 2000s that gave him a sharp eye for speed, precision, and thinking ahead of the curve.

    Today, Romeo Kapudija Real Estate is associated with two development companies — Urban View Development Group and Miller Street Partners. Together, these firms have left a clear mark on the Chicago metro area, from repurposed churches in Ukrainian Village to sold-out luxury townhomes on a suburban lakefront. His latest project, Luxe Corsa Car Condominiums in Lake Zurich, is already generating buzz far beyond Illinois.

    From Race Tracks to Blueprints: How Kapudija Got His Start

    Kapudija’s path into real estate development started with a sharp instinct for seeing potential where others saw problems. In the early 2000s, his company Urban View Development Group took on a gutsy challenge: converting a former Boy Scout merit badge factory in Chicago’s Ukrainian Village into a modern condo building. That project alone would have been a solid debut for most developers.

    But he kept going. His next move was converting the former Our Lady of Good Counsel Catholic church, rectory, and school — also in Ukrainian Village — into a boutique condo complex. These were not simple projects. Turning century-old religious and industrial structures into livable, code-compliant, modern homes requires patience, creative problem-solving, and real construction expertise. Kapudija delivered on all fronts.

    Those early projects earned him a reputation as a developer who thrives in complexity. And in a city like Chicago, where interesting architecture and underused spaces are around every corner, that skill set made him a standout.

    The Pilsen Push: Building in One of Chicago’s Most Talked-About Neighborhoods

    After his Ukrainian Village success, Kapudija turned his attention to Pilsen — one of Chicago’s most vibrant and fast-changing neighborhoods. Through Miller Street Partners, he spearheaded a condo development at 17th Place that pushed the boundaries of pricing in the area.

    At the time, Pilsen condos were moving at around $253 per square foot. Kapudija’s units were listed at roughly $300 per square foot, and he was not shy about calling it a stretch. But the market proved him right. Units went under contract quickly, with buyers drawn to the contemporary design: black brick facades, metal accents, glass panels, and interiors featuring quartz countertops and porcelain tile.

    The Pilsen development reinforced what Kapudija’s earliest projects had already suggested — that he understands where markets are heading before they fully get there.

    The Sanctuary of Lake Zurich: A Landmark Luxury Development

    Perhaps the project most closely tied to Romeo Kapudija’s reputation in suburban Chicago is The Sanctuary of Lake Zurich. This development of 23 elevated lakefront townhomes became a genuine landmark for the area, and it sold out completely in 2023.

    Prices started at $749,000 and climbed to just over $1 million. Each home ran between 2,000 and 2,405 square feet and came with three bedrooms, 3.5 bathrooms, a two-car attached garage, five outdoor spaces, and an optional in-unit elevator. The site itself was uniquely significant: it was the last large development opportunity directly on Lake Zurich’s shoreline.

    Residents also gained access to a private beach, private piers, and an on-site restaurant offering upscale dining with a country club feel. The project was so well received that Miller Street Partners earned nominations in the Chicago Agent Magazine’s Choice Awards for two consecutive years — “Best Suburban Development” in 2021 and “Developer of the Year” in 2022.

    The Sanctuary did more than sell units. It changed how people thought about what suburban luxury living could look like in the Chicago area, and it helped drive broader interest — and property values — in Lake Zurich as a whole.

    Luxe Corsa: Romeo Kapudija’s Most Ambitious Project Yet

    After selling out the Sanctuary, Kapudija did not slow down. Instead, he pivoted toward what may be the most inventive project of his career: Luxe Corsa Car Condominiums.

    The concept is exactly what it sounds like — a gated community of luxury garage condos designed specifically for serious car collectors. We are not talking about extra parking. We are talking about climate-controlled, high-security spaces built to house rare and exotic vehicles worth hundreds of thousands or even millions of dollars each.

    The Lake Zurich site covers 21 acres on Rand Road and includes 121 individual garage condo units spread across 13 buildings. The smaller units measure about 1,860 square feet and accommodate four to five cars, with prices starting at $549,000. The larger floor plan runs 2,430 square feet, fits six to eight cars, and starts at $699,000. Each unit also includes a mezzanine level that owners can customize with a lounge, office, or kitchen setup at their own cost.

    Shared amenities at Luxe Corsa include a bourbon bar, a cigar lounge, an 8,000-square-foot event space, office areas for remote work, racing and golf simulators, a fitness center, a spa, and a boutique luxury car dealership. Monthly HOA fees average $500 to fund these shared spaces.

    Kapudija described the design vision clearly. The 13-building complex, designed by Chicago architecture firm OKW, is meant to feel dramatic and elevated — more Las Vegas energy than quiet suburb. The exteriors will feature bold lighting and panelized facades, making the complex visually distinct from anything else in the Chicagoland area.

    The Lake Zurich village board approved the project in November 2025. By that point, roughly 40 units were already under contract — a strong vote of confidence from buyers months before a single foundation was poured. Kapudija expects to begin construction in early spring 2026 and have the first phase, including the car dealership, ready for occupancy by late 2026.

    A Trend Whose Time Has Come

    Luxe Corsa is not coming out of nowhere. Kapudija points to the surging popularity of Formula 1 racing — fueled in large part by the Netflix series Formula 1: Drive to Survive — as a cultural tailwind. More people than ever are passionate about high-performance cars. And many of those people own vehicles they cannot safely or practically store at home.

    Similar garage condo projects in Naperville, Mundelein, and Joliet have performed well. A Denver developer sold out a 35-unit garage condo project in Mundelein in 2024 and noted that the Chicago area, despite having a metro population more than three times that of Denver, has far fewer such developments than his home market. Kapudija sees that gap as opportunity.

    Beyond Lake Zurich: Plans for Miami and Phoenix

    The Lake Zurich location is just the first chapter. Kapudija has confirmed that Luxe Corsa is also moving forward with a Miami development and working through approvals for a Phoenix location. Private family investment is funding all three projects. If Lake Zurich launches on schedule, it should become the first Luxe Corsa location to open anywhere in the country — a significant milestone for a concept Kapudija envisions as a national brand.

    What Sets Romeo Kapudija Apart as a Developer

    It is easy to look at Kapudija’s track record and point to the highlights — the sold-out luxury townhomes, the adaptive reuse projects, the bold new garage condo concept. But what actually makes his approach work?

    Part of the answer is timing. From his early days turning defunct Chicago buildings into sought-after condos to his current bet on the garage condo market, Kapudija has consistently identified underserved demand before it becomes obvious to everyone else.

    Another part is his commitment to the whole experience, not just the unit. Every Romeo Kapudija Real Estate project includes thoughtfully designed shared spaces and amenities. Whether it is a private lakefront beach or a bourbon bar inside a car condo complex, his developments are built around a lifestyle vision, not just square footage.

    His background as a professional driver also matters more than it might seem. Racing rewards people who prepare obsessively, stay calm under pressure, and know when to commit to a line. Those qualities translate directly into project management and deal-making.

    Romeo Kapudija’s Impact on the Lake Zurich Real Estate Market

    Lake Zurich has benefited tangibly from Kapudija’s presence. The Sanctuary raised the ceiling on what lakefront homes could command in the area and attracted a wave of buyers who might not have considered the suburb before. Luxe Corsa, if it performs as expected, stands to bring an entirely new type of buyer — the car enthusiast investor — to the local market.

    This ripple effect is real. When a developer delivers a high-quality, high-profile project in a community, it raises the area’s profile, increases buyer confidence, and puts upward pressure on property values in the surrounding market. Kapudija has now done this twice in Lake Zurich, and he is well positioned to do it a third time.

    A Developer Worth Watching

    Romeo Kapudija Real Estate represents something that is genuinely hard to find in the development world: a consistent track record of reading markets correctly, executing on ambitious ideas, and delivering projects that people actually want to live in — or, in the case of Luxe Corsa, store their most prized possessions in.

    From a converted Catholic church on the west side of Chicago to a Las Vegas-style garage condo community in the suburbs, Kapudija has never repeated himself. That willingness to try something new — backed by solid market research and private funding — is what makes him one of the more interesting developers in the Chicago area today.
